TO DATE, A FEW OF THE REQUIRED REPAIRS HAVE BEEN MADE ADEQUATELY, BUT NOT ALL. ARBOR HOMES HAVE INFORMED US THAT THEY HAVE COMPLETED ALL OF THE REPAIRS THAT THEY INTEND TO DO ON OUR HOME. AFTER MANY ATTEMPTS TO SHOW THAT THERE WERE STILL ITEMS THAT NEEDED TO BE REPAIRED, THOSE REPAIRS HAVE NOT BEEN COMPLETED.
ARBOR HOMES REFUSED TO TAKE ANY FURTHER ACTION TO RESOLVE THE REMAINING ISSUES.

WE HAD TO USE OUR OWN RESOURCES TO HAVE THE REMAINING ISSUES REPAIRED TO FINISH THE HOME THAT ARBOR HOMES CONTRACTED WITH US TO BUILD.

WE FEEL THAT ARBOR HOMES DID NOT FOLLOW THROUGH WITH THEIR TO MEET OR EXCEED BAGI STANDARDS.

This image is that of the right side of the garage trim area. There are signs of water damage to the trim boards due to the pooling of water. The water pooling was being caused because of the slope of the garage concrete lip area (the section of the driveway just before entering the garage) is sloping to the right side door opening and also sloping into the garage instead of away from it. (This image was taken approximately 10 months after the signing of the paperwork, just before Arbor Homes was to stop the home warranty work. This is a lot of damage after just 10 months).

This is the right side of the garage lip area. The lip area has a downward slope to the right allowing water to pool on the right side of the garage door trim area. This water pooling allows water to enter the garage.

This is the lip area on the inside of the garage with a view of the water that was able to get in just after it rained. The water pools up in this area and then overflows into the garage.

This is an image of the front concrete porch that Arbor Homes presented to us at the signing. The porch concrete was dirty, chipped and also had many square imprinted areas. The concrete porch sloped towards the house not away from it. The rain water would run towards the house, not away from it.

The driveway, sidewalk and curb meet at this location. There was a void under the sidewalk. The image shows the lack of dirt and sand under the concrete needed for stability. The lack of dirt and sand is noticeable under the first section of the sidewalk, the driveway and driveway side extension piece of concrete. Without this support the concrete could sink.

This is the door to enter the home from the garage. The finished product was terrible, the joint compound is thick and not smoothed out. There are large cracks and holes in between the door frame and drywall. The drywall company made an attempt to put joint compound and tape over the cracks and holes but was not done correctly leaving a large gap.

After the repour of the garage lip area this image shows what Arbor Homes considers to be acceptable. THE FINAL FINISH WAS STILL A SLOPPY CONCRETE FINISHING JOB. Then after the concrete cured, a representative of Arbor Homes presented us with the caulking that was to be used between the wood trim and brick of the garage. HE ASKED ME IF I WANTED TO CAULK THE GARAGE TRIM BOARDS OR HAVE HIM DO IT. HE TOLD ME THAT IF I HAVE HIM DO IT HE WOULD PROBABLY MESS IT UP. HE THEN TOLD ME THAT HE WAS NOT GOING TO PAY A CONTRACTOR TO COME OUT TO CAULK AND PAINT THE GARAGE TRIM BOARDS. WE ENDED UP HAVING TO CAULK AND PAINT THE TRIM BOARDS OURSELVES.

Arbor Homes did attempt a repour of the concrete porch, however, this porch that Arbor Homes gave us was more of a concrete pour mess and more square images than the original problem. On a positive note, the water flows away from the house not towards it! Arbor Homes told us that they were not going to repour it again. We told them that if it isn't done correctly then it needs to be redone no matter how many times it takes to get it right. We were also told that, "JUST BECAUSE YOU WANT IT DONE DOESN'T MEAN IT WILL BE DONE". REALLY? ARBOR HOMES CAME ACROSS AS THAT WE SHOULD BE THANKFUL FOR WHAT THEY WERE DOING FOR US. WHY? THEY WERE REPAIRING THE OUT OF BAGI STANDARDS CONSTRUCTION MESS THAT THEY MADE. THEY WOULD CONSTANTLY BRING UP HOW MUCH THIS IS COSTING THEM. OKAY, THEN YOU SHOULD HAVE DONE IT RIGHT THE FIRST TIME. JUST GIVE US THE HOME WE PAID FOR BECAUSE THIS IS NOT IT.

This image shows the newly poured concrete section next to the street curb. This is much better than the original section. We just would have liked the color of the concrete to match the surrounding concrete.

This is the deadbolt area of the front door. The area of wood that was removed to install the lock set was removed choppy, very uneven and the result were very sloppy.

This is the inside view of the front door. The door was given to us dented, door hardware installed crooked and the paint applied was uneven, dripping and rough.

This is the front entry door. The door was scratched and needed to be touched up. This is what Arbor Homes considers to be an acceptable paint touch up.

A close up behind the front entry door. This image shows that an excessive amount of drywall compound was used, not sanded well and then painted. It is clear that their was to much paint applied and the drips were not even cleaned up.

This is another view of the corner behind the front entry door. Sloppy drywall mudding, not even sanded before it was painted.

In the entry hallway this is a pillar. When it was constructed the carpenter didn't even attempt to make the joints join together. Then the painter applied to much paint so the paint ran. They didn't even wipe up the extra paint BEFORE it dried.

Near the front entry door this light switch needed to be made straight and a little touch up paint was needed. Again, another sloppy paint job.

The front entry door was replaced but the hardware was not installed and the door was not hung. We had to have the door and the hardware installed.

This carpentry and painting issue was never addressed by Arbor Homes.

The hallway light switch does look a lot better, but it was still crooked. (We had to have this fixed as well).

These two door frames in the front bathroom hallway area were not installed level.

Arbor Homes never attempted to repair the uneven door frames near the hall bathroom. We were just given many excuses of why it could not be repaired.

Arbor Homes never attempted to repair the second set of uneven door frames in the hall bathroom area.

After the new bathtub/shower was installed and the drywall compound applied, Arbor Homes took months to reinstall our toilet.

This is in the corner were two hall bathroom walls meet the ceiling. Arbor Homes never repainted the front hallway bathroom.

Bathtub/shower installation never made it past the drywall compound application. To finish, we had to have it sanded, primed, caulked and painted to finish the installation of the new bathtub/shower.

This baseboard was received by Arbor Homes damaged with chips, bad paint job and the paint is peeling.

After Arbor Homes replaced the doors of a brand new refrigerator because the doors were damaged (scratched) and the handles were uneven. Arbor Homes had the employees from the refrigerator company out to fix the issues. After replacing the doors the employees attached the water line to the refrigerator incorrectly and it began to leak. We were unaware of this leak until approximately one week later when we found water coming from under the hallway baseboard next to the refrigerator. We checked the bedroom on the other side of the kitchen wall and found that the carpet was wet and the carpet pad was soaked.

Another image of the result of the water leak. We turned off the water line and called the supervisor as soon as we found that the water was leaking from the refrigerator. After many attempts (with no response) to reach an Arbor Homes Supervisor to come to our home to resolve this issue that their contracted employees had caused, we had to resolve yet another issue ourselves. We finally did talk to a Arbor Homes Supervisor and it was made clear to us that he DID NOT CARE. Didn't care? Water puddling behind the refrigerator, main hallway and the bedroom. We expressed our concerns not only the damage to the drywall being soaked, but what about MOLD?

While attempting to fix one problem, another is created. While Arbor Homes' carpet contractor was stretching the carpet to finish the fix from the water leak, he tore the carpet.

Arbor Homes did replace most of the damaged baseboards throughout the home.

This image is showing the Main Hallway looking from the Kitchen towards the Front Door. The entire hallway floor has a wavy look with highs and lows. This high and low was caused when the concrete slab was poured but not leveled or finished correctly.

Here is a closer view next to the Front Door. The waves telescope up from the concrete slab finish. It was not finished with a smooth top.

This image is showing the poor drywall compound job done before paint was applied. The vertical lines marked by tape is the compound that covers the tape and nail holes. The wall was not prepared correctly of sanded smooth before applying the paint.

This image is that of the Main Hallway looking towards the Great Room that shows the poorly finished drywall compound and sanding job.

The image is showing the corner of a wall where two walls meet. This area was not made straight with joint compound first, sanded and painted. This resulted in a sloped depression. Actually, this sloped depression is evident on almost every corner of the homes walls, where two walls meet.

After the kitchen water leak that was caused by Arbor Homes contractor's replacement of the refrigerator doors, there was water coming out from under the hallway baseboard. After the baseboard was removed a lot of debris mixed in the water was found. Arbor Homes contractors didn't even sweep up the dirt from construction before attaching the baseboards.

This image shows Arbor Homes' solution to resolve the uneven concrete slab surface finish. It did not work. We ultimattely had to remove Arbor Homes' first and only attempt at a solution to cover the bad concrete surface finish. They did not sucessfully level the concrete surface to lay either vinyl or wood flooring. They also used the thinnest padding under the wood floor which did nothing to help with the uneven concrete surface or feel while walking on the wood surface. We had to use our own resorces to have the concrete surface leveled and the use of a good pad under the wood floor.

Arbor Homes move in ready home includes a Laundry Room Door that wasnt even sanded before painted. Also, the thin coat of paint used didnt cover the door blemishes.

Laundry Room had a cabinet that was installed with alot of damage on the edge of the side panel.

This image is that of the Kitchen range with counter tops on both sides of it. Both counter tops slope away from the range with a downward angle. We had an uneven concrete slab floor (just like in the Main Hallway) which was extremely out of BAGI STANDARDS which caused this.

This is the condition of the Kitchen sink the night before the signing for the purchase of the home.

We thought we bought a brand-new home with a new sink, not one that was covered in scratches. We were told by the Supervisor that was assisting us in the walk through before the signing, HE MIGHT REPLACE THE SINK, HE WILL SEE HOW HE FEELS ABOUT IT LATER. REALLY? HOW ABOUT WE JUST WALK AWAY RIGHT NOW! He then proceeded to explain that after we put utensils in it, it would start to scratch anyway. Again, Really?

This is under one of the Kitchen cabinets showing the cabinet, wall and baseboard. Not only is the wall section not completely painted, the drywall compound work is sloppy.

This shows with the help of a level how unlevel the concrete surface is. It shows out of level by 1/2". This is extremely out of BAGI Standards.

An attempt was made by Arbor Homes to replace the vinyl that was initially installed over a dirty concrete surface.

However, there was a repeat with the results. More debris under the second application of the vinyl flooring. After that Arbor Homes suggested to continue the wood flooring in from the hallway to the Kitchen and Nook. Of coarse they wanted us to pay for some of cost of THEIR SOLUTION TO THEIR MISTAKE!

This image shows a window in the Great Room with its ledge not sanded well and a sloppy paint job.

Window ledge right side of window. Sloppy drywall compound finish, excessive use of caulking, wood not sanded very well before a sloppy paint job was applied.

Great Room wall shows very wavy. With a LEVEL (Straight Edge) there are peaks and valleys.

Arbor Homes' first attempt at fixing the wavy wall. They applied alot of drywall compound.

Arbor Homes' second attempt is to add MORE drywall compound and then leave it for approximately 2 weeks before returning to finish sanding.

After Arbor Homes' contractors returned to our home and sanded the drywall compound they decided to try plan B.

After seeing that the drywall compound idea didn't work at all, Arbor Homes replaced that section of the wall down to the studs.

The carpenters attempted to take the bow out of the studs to help relieve the waves in the walls appearance.

They measured the area that they were working.

They then installed new drywall over the straightened studs.

The contractors applied new drywall compound covering the taped seams and nail holes.

The wall still looked uneven so they appled more drywall coumpound to the remaining part of the wall to try to make both sections of the wall match.

This is how this wall stayed for weeks waiting for Arbor Homes to have it painted.

The Master Bathroom entry door when closed had a large gap between the door and door frame. This gap resulted in the door not being able to stay closed or locked.

Arbor Homes attempted to repair this wide gap by removing the trim and door frame to adjust the door closer to the trim. After all that disassembly and not being able to move the door closer to the trim, the Arbor Homes contractor nailed everything back as it was before he started. Accomplishing nothing just making a mess. To compound things even more the contractor never caulked the seams of the adjoining trim pieces or to fill the new nail holes that he created.

This image shows that following the attempt to repair the gap between the door and trim, there were now new nail holes needed to be filled and the trim repainted to make it look like it was BEFORE he attempted the fix. The painting that was now needed was for the trim and wall areas.

This is what Arbor Homes considers to be an acceptable repair to the door that wouldn't latch. This, like many other attempts by Arbor Homes to fix a problem, just makes it worse than before the attempt to fix it.

WE UNDERWENT ALL OF THESE RECONSTRUCTION ISSUES WHILE WE WERE STILL LIVING IN THE HOME!
ARBOR HOMES NEVER MADE AN ATTEMPT TO APOLOGIZE FOR THE INCONVENIENCE THAT THEY CAUSED US DURING THIS LENGTHY PROCESS OF RECONSTRUCTION TO FIX THEIR MISTAKES OR TO FIND US OTHER LIVING ARRANGEMENTS. NOTHING, NOT A WORD DURING THIS RECONSTRUCTION, ARBOR HOMES LEFT US WITHOUT A KITCHEN AND TOILET FOR MONTHS AND WITHOUT SHOWERS FOR MANY DAYS.

THE AUTHORS OPINION:
WE FEEL THAT ARBOR HOMES DID NOT FOLLOW THROUGH WITH THEIR "CUSTOMER ASSURANCE PLEDGE" TO MEET OR EXCEED BAGI STANDARDS .

ARBOR HOMES CAN MAKE THIS RIGHT BY PURCHASING OUR ARBOR HOME BACK FROM US.
